The garage door is one of those components of a home that is often taken for granted. It works when we need it to and requires little maintenance or attention. But when the garage door doesn't open or close like it should, it can create concerns that need to be addressed immediately. Homeowners can prevent any major problems with the garage door by doing some simple maintenance four times a year.

Check Alignments

  • When you consider how frequently your garage door is opened and closed, it's bound to get out of alignment. Like any moving part, garage doors need adjustments at least twice a year. Look for worn, loose or misaligned springs, hinges, cables and levers. You should also examine the tracks to be sure they are properly aligned with the rollers. This is also a good time to tighten any loose screws, nuts and bolts because they can cause the tracks to become misaligned.

    If you're having problems with the garage door lock, the lock bar might need realignment. This can be done by removing the screws that hold the mechanism and adjusting it.

    Aligning the hardware could be dangerous, so if you're not familiar with the workings of a garage door it's best to call a professional.

Lubricate It

  • In a garage door, all moving parts need to be lubricated to keep working effectively. The rollers, roller tracks, latches, hinges, pulleys, springs and bearings should be lubricated as needed. Use WD-40 or a lightweight oil.

    The rollers are key components of a garage door. You can tell if they need to be lubricated by checking their performance. If they are sticking or not turning smoothly, they may need some lubricant. If they show signs of damage, they are relatively easy to remove for replacement.

    Any weather stripping along the sides or base of the garage door should also be cleaned and lubricated with a vinyl cleaner. This protects it from drying out and cracking.

Regular Upkeep

  • Homeowners with automatic garage doors should periodically look for loose connections. Call a service technician if you see any problems.

    Garage doors made of wood should be painted every two to three years. Some homeowners paint only the outside for cosmetic reasons, but the inside should be painted at the same time to prevent the door from warping.

    If weather stripping is installed on the sides of the garage door, check to see if it is worn and needs replacement. You might also need to adjust it if it appears to be getting caught along the sides of the door.
