"Hello, my name is Penny Smith, and I'm a North Carolina real estate broker. The topic today that we're going to discuss is how to renew a lease. If you're leasing a home or an apartment and your lease is expiring, you need to go to the landlord, contact them, and inform them that the lease is about to expire. You'll have two options. You can go month to month or you can renew that lease for another 12 months or two years. Whatever the agreement is, you will need to go and every party will need to agree upon it. So when it comes to renewing a lease, it is just like the old lease. If there's anything that needs to be done to that property, the landlord can require you to do it -- to fix it, to take care of it, whether it's painting the walls, or whether it is shampooing the carpet prior to the signing of the lease. He has the right to inspect that property during that time to determine whether or not he wants to renew that lease. That's what I have my recommendations on how to renew a lease.
