"Finding the perfect tenants for your rental property can prove difficult. I'm Richard Blake in Clearwater Florida. I'm here to explain how you can find the perfect tenants for your rental property. The biggest question is not how you can find these tenants it is how they can find you and how they can find your property that's available for rent. The first thing that you want to do is get a for rent sign out in the yard as soon as possible. Most people have narrowed it down to a specific location or community that they're interested in and they're going to spend their weekends driving around looking at which houses are available. When they see your for rent sign they are going to call and ask for information. It's very important that you have a phone number on that sign that you are actually going to answer, preferably a cell phone or a phone that you're going to be around for the majority of the day. That way you're sure not to lose out on any potential renters. OK. At that point in time, once the renter has contacted you and they're ready to move forward you are going to collect their information and submit it to a credit check agency. The credit check agency is going to run their background for you and find out if they are going to be a good candidate to rent your property. They'll let you know, generally within a three or four day period of time. It's only going to cost you forty or fifty dollars, but it's definitely worth it to have peace of mind knowing that the tenants that you're bringing in are up to date on all their payments. They have an online search tool that pulls back potential tenants for your property based on credit score, down payment ability, home desires, etc.. It's cheap too and updated in real time. Definitely a tool I will keep available in my landlord arsenal.
