If you want to really sell it fast, consider pricing it just slightly below what today's market value is. Another thought would be to pre-qualify your house. Similar to when buyers come to look at home, you expect them to be pre-approved or pre-qualified and so pre-qualify your home. By that I mean get a home inspection. And have that report, review it. If there's anything that needs to be fixed, go ahead and get it fixed. That way you're able to show your potential buyers that you've gone ahead and cared for all that and you have receipts for any repairs. Also prepare your house. Go ahead, you're moving, start packing, declutter, depersonalize. People want to visualize themselves in the home, not see all of your pictures and family heirlooms. So go ahead and start getting rid of it. Clean it from top to bottom, inside out. Curb appeal is critical. If it doesn't look good on the outside, there's no enticement for someone to come through your front door and look at the rest of the house. Consider hiring a professional stager if you're not sure what to do or how to go about the process of getting everything tip top. Another thought would be, you might want to offer a home warranty. Home warranties are typically less then four hundred dollars. The reason I suggest this is because you know you've taken care of your home and different items in it, the appliances, everything else. But someone coming in is not sure whether everything has been properly maintained. With a home warranty, it gives them some assurance. And that way they're not holding money back from their offer. And exposure, price and exposure are key. Get the word out, get the information on the Internet, let everyone know that your house is for sale.
