Hi my name is Stetson Lowe and in this clip we're going to go over what a home abstract is. A home abstract is basically a chain of title or a chain which different links show you who has owned the home in the past or different things that have been recorded against the property at the county level typically. You can usually obtain these from your county recorder's office and it will show you different owners and the dates in which they sold the property, when mortgages were recorded against the property, things like homeowners association liens, mechanics liens for work that was completes and never paid for. There's a lot of things that you'll want to look for on a title abstract to make sure that the home is truly free and clear, free of any tax liens, encumbrances on the title, sometimes there's discrepancies in the lot boundary lines that are recorded against the property. So there's a lot to look at on a title abstract and if you need help, a good person to go to would be a real estate agent, a title company would be even better if they have those in your local area or of course a mortgage professional.
