Now when you have a lease the terms of the lease dictate. Now if you have a lease for a fixed term say one year you are responsible for paying your monthly rental payments for that entire year. If you try to get out of your lease early, you could be subject to penalties including being liable for the entire amount of rent. Now certain times you might have to break your lease such as the apartment becomes uninhabitable. Sometimes in courts in certain states will allow you to break the lease without a penalty if that becomes a situation. Additionally sometimes you're allowed to get out of a lease early if you're called to active military service and in some states if you become seriously physically ill, the state will allow you to break your lease. Now if none of these situations are appropriate for your circumstance and you need to get out of your lease, your best bet is probably to approach your landlord and see if he will let you out of your lease early. If they do, then you probably will not be subject to a penalty. However, if your landlord is not willing to let you out of the lease early you may be subject to penalties for trying to break that lease before the term is up.
