If you’re unable to pay your Texas property taxes, there are a few options available to help you cover your house tax bill and protect your property. Failure to pay property taxes in Texas leads to penalties, interest charges as high as 12 percent on the original tax amount, and possibly a tax lien against your home or a delinquent tax court hearing. Texas residents that are unable to cover the full amount of their property taxes must seek remedies prior to January 31, the deadline for paying taxes, to prevent incurring penalties and interest.

Pay your property taxes early to receive a discount on the total tax bill amount. Many Texas property tax collectors will apply discounts and exemption values to tax bills that are paid ahead of the January 31 deadline. As a bonus, paying your tax bill early will not only reduce the total amount due, but you can also deduct the payment from your federal income taxes if you pay before the end of the year.
Call your local tax collector's office and negotiate a partial payment or installment on your property tax bill. If requested, supply copies of your monthly mortgage bill, car note and other bills and expenses to demonstrate your financial hardship. Most county tax collectors provide partial or split payment options that must be paid by November 30 and the remainder by June 30 of the following tax season to prevent penalties and interest.
Submit a deferral application to your local tax collector's office if you are 65 or older or a disabled homeowner. Texas's property tax assistance division makes special exemptions for these individuals to pay their property taxes in four installments. You must pay at least one-fourth of your original property tax bill with each installment, and if you miss one payment you will incur a 12 percent penalty and interest at a rate of 1 percent for each delinquent month on the remaining amount. The first installment is due on February 1, and the subsequent payments are due on April 1, June 1, and August 1. If you are the victim of a natural disaster, or your home is located in a designated area, you may also complete a deferral application to pay your property taxes in four installments.
Set up an installment plan to pay your property taxes if they are already delinquent. Some county tax collectors allow residents with delinquent property taxes to pay off their account in installments for nearly 36 months. However, county tax collectors are not required to offer this alternative and all county tax collectors do not extend this option.
