How Do You Locate Holders of Mortgage Notes?

Mortgage notes, land titles, and deeds are all matters of public record. This means that a record of any transaction on a property, conveyance of ownership, or change in mortgage is created and recorded at the appropriate Registry of Deeds. By using the means available through the Registry of Deeds, it is quite simple to find out who mortgage note holders are and where they are located.

      Collect all the information you can obtain about the mortgage lender, the borrower, the home, and the address. This can include any documents you've collected regarding the mortgage itself, as well as any newspaper clippings regarding public notices.

      Contact the mortgage companies you believe to be holding specific loans. Speak with the branch managers at each company. Ask the manager if the company has a DBA (Doing Business As) title other than the name of the company. Some companies operate under LLCs but record their mortgages under AKAs (Also Known As).

      Visit the Registry of Deeds in your town or city. If you know the address of the property in question you'll be able to pinpoint the correct Registry. If there is any question of the address, contact the lenders again and ask what geographic area they primarily conduct business.

      Conduct a thorough search on the computer database at the Registry. Use keywords to narrow your search. These include: the name of the mortgage company, the name of borrowers, a zip code or another partial piece of an address, and any specific liens on a title that you know exist.

      Pull all records that come up from your search. From these documents you'll be able to tell a borrower's property address, legal name, a full history of mortgages on a particular property, a list of mortgage lenders, and any outstanding liens or judgments filed against a property.

  • Some antiquated Registries may not yet have electronic search engines. In this case, speak with an abstractor at the Registry and have them perform the search.
