How to Remodel a 1905 House

Houses built around 1900, whether elaborate or plain, incorporated evidence of social, economic and technological changes. More people lived in cities rather than on farms. A well-established middle class was prospering. Steamships and trains easily transported goods from overseas and across the country. In addition, the convenience and use of phones and electricity grew.

Some of the common architectural styles in the early 20th century included arts and crafts, Frank Lloyd Wright, beaux arts and Queen Anne. Remodeling homes from this era blends an appreciation for the historic stories they tell, with creation of a comfortable, functional home. Does this Spark an idea?

Instructions

    • 1

Consider whether you want to restore or remodel your 1905 house. All historic home improvement projects blend historic sensitivity with the incorporation of modern conveniences. Restoration projects emphasize the historic aspects including respect for original architectural features, building materials and interior design approaches. Remodeling projects do not ignore the historical aspects; however, the completion goal focuses more on improvements and modernization.

    • 2

Evaluate the foundation of your 1905 house. No matter what type of construction happens throughout the house, a solid foundation matters. Involve an architectural engineer to assist in examining the condition of the foundation. Implement any foundation repairs before other remodeling work begins.

    • 3

Examine the structure of your historic house including the roof and walls. Consider moisture, leaks and settling. If the roof has severe damage, a new roof may be required. Alternatively, it may need to be reshingled. Wall repairs may be necessary due to moisture, rodents, bugs or structural stress. Also, consider whether the insulation in the home is sufficient. If originally built as a summer home, for example, the 1905 home requires new, additional insulation for year-round living.

    • 4

Check windows and doors throughout your 1905 home for fit and condition. Repair or replace doors or windows with evidence of damage from poor installation, structural stress, pest infestation or extensive use. Where appropriate, install or replace weather stripping and insulation.

    • 5

Check the plumbing and electrical systems. Homes built in 1905 need the electrical and plumbing systems evaluated. If previous home restoration occurred in recent years, these systems may not require any work. If, however, the historic home was empty for some time, or still has the original wiring and plumbing, it may need replacement.

    • 6

Determine your interior design plan. To complete the inside of your 1905 home, consider floors, wall, furniture, lighting, decorative accessories and appliances. For an old home undergoing complete remodeling, the historic aspects of the home may receive little attention. For a restoration project, historic colors, wallpapers, flooring and furniture may be part of the final interior design approach.
