Step 1
Use your word processing program and save the contract in a file to make it easily accessible should you need to make a copy or to refer back to it. It's a good idea to keep copies of all your business transactions, in the event there are questions about what services you contracted to provide.

List at the top of your contract the date, your name or name of the company, address, phone number, email address and any license numbers associated with your business. Clients can refer to this if they need to contact you. Listing your license number assures the client you have a legal right to operate your business, and will give you professional credibility.

Type the client's name, address and contact number below your information. You can refer to this to contact the client or to refer back to the details of a particular job.

In the body of the contract, list the various services you plan to perform at each visit, e.g., vacuuming, dusting and cleaning the bathroom. Spell out your duties so there will be no misunderstandings later on.

Next to the regular services you'll perform, list the price you plan on charging for each. Specify whether you will charge on a monthly, weekly or biweekly basis. This protects you and the client from miscommunication when it's time to get paid.

Note the planned starting day for the job and the days and times you'll perform the cleaning services. If you've agreed with the client to work only on certain days and at certain times, noting this will reinforce your understanding of the client's preferences.

Specify any special duties you'll undertake and when you will undertake them. For instance, if you'll be shampooing the carpets or washing the windows once a month, write it down. Next to each extra duty list the price you'll charge for it.

Note any special payment procedures you desire. For example, if you want to be paid by check, or want to pick the payment up instead of having it mailed, specify this. You might also want to note how much time the client has to pay the bill.

Total up all the charges for the cleaning services you plan on providing, and write the amount at the bottom of the page with the word "total" next to it. Sign your name at the bottom of the contract. Make a copy for your client and if you keep a paper file of your business documents in addition to a computer record, make a hard copy for yourself. Your simple contract is now complete and ready to give to your client.
