Step 1
Pick the house or apartment. This step can be found in many other articles, I won't cover it here. This articles assumes you are ready to rent and want to save money.

Step 2
Ask for than you think you'll get. Most people expect to negotiate about 10% off the rent. Start asking for 20% or more off, plus ask for extras.

Step 3
Read this example. If You see a house for $700/month plus a $500 deposit, offer $550/month and a $350 deposit.

Step 4
Let the other party know you want the house if you can get the price and terms right. "Wow, I love this place. I just don't think the numbers will work for me though."

Make them think you have options. "I found a few places that fit my budget perfectly. I'd rather live here though, as long as it fits in my budget."

Step 6
Make concessions to show that you are cooperative. In the example in step 3, when the other party responds with, "You're crazy, there is no way I could do $550/month and a $350 deposit." You can counter with, "Well, I could pay $600 a month and a full deposit, but only if I can pay the deposit over a period of 6 months." If they accept your offer, then you've still saved $1200 on rent, NOT BAD!!

Step 7
If its not working, don't cave in, just walk away. "I'm sorry we can't reach a deal. Please be sure to call me if the situation changes because I would love to work with you."
