Although many consider buying a house the American dream, for many others, renting an apartment is more practical. Whether you need to rent due to your work situation, to minimize expenses, or to simplify your life, here are some tips that you’ll find helpful.

From Quick Guide: Apartment Leases 101
Difficulty: Easy
Instructions
  1. Step 1

Inquire whether the monthly amount will stay the same throughout the term of the lease. Some apartment managers run special promotions and offer lower rates for a month or two only. Once the promotion ends, the monthly rent goes up to the standard rate.

  2. Step 2

Notice the condition of the lobby and office, as well as the surroundings. It’ll give you an indication of the interior condition of each apartment. If management does not care enough to keep the office and lobby presentable, they may not take much pride in the service they offer to tenants.

  3. Step 3

Speak with other tenants and find out if they are satisfied with the office personnel and their promptness for service.

  4. Step 4

Find out if management conducts a criminal background check on all applicants. Taking this measure reduces crime and promotes personal safety.

  5. Step 5

Ask to see an apartment that is move-in-ready, even if it is a different plan than what you need. When you receive a tour of a complex, the sales agent normally shows you a model apartment that is furnished and may have some upgrades. Seeing one that is ready to move in will give you an idea of what management considers good condition. Look at the corners around the bathtub and make sure it doesn’t have mold growing.

Tips & Warnings
  • Sign up for the longest term available on the contract. It will lock your rent during the term of the lease.
