How to Write a Sell Sheet

You only need to write a two-page sell sheet for most residential sales. Potential home buyers always want to see colorful, actual pictures of the home and pay more serious attention to sell sheets that accurately describe the property. Follow these steps to write a winning sell sheet.

      Design an eye-catching cover page. Place an easy to remember slogan in the top center. An example might be, "Find Your Dream Home." Use color font for the slogan so that it stands out.

      Place a color photo of the house directly beneath the slogan on the cover page. Add text above the photo explaining that it shows the actual home. Write the complete street address in the center of the page, beneath the photo.

      Put your asking price beneath the address. Phrase it as follows: "Priced to sell at $250,000." Format the asking price sentence in bold text with a larger font.

      Skip one or two lines and identify who potential customers should call. Give a direct line and mobile line, if possible. Specify the best times to call.

      Devote the second page to more colorful photos of your house, placed side-by-side on one or two lines. Include the kitchen, one bathroom, either dining or living room and a deck or patio.

      Add a property summary to the sell sheet beneath the photos. Phrase the summary as a sales pitch, such as, "Don't lose this opportunity! This suburban dream home will not last."

      Finish the sell sheet with specifics on the home's construction and amenities. Describe the exterior, foundation, roof and the year the house was built. Explain the heat source and type and whether it is air-conditioned.
