Find the capital or start up money to convert your home into a resort. Any successful business plan needs a budgeted amount of money to start the business.

Review the location of your house to decide whether a resort has the potential to do well there. For example, if the town is not a large, tourist destination the resort may not do well. The same holds true of a town that has an excess of hotels, resorts or bed and breakfasts to choose from.

Examine the bedrooms and bathrooms in your home. For a successful resort there needs to be at least 4 to 5 bedrooms in the home each with a connecting bathroom. Most residential properties do not have restrooms connected to each bedroom. Look at the space you have with closets or hallways to evaluate if you need to build on or simply renovate the house.

Evaluate the remaining spaces in the house such as living rooms, dining rooms, foyers and kitchens. Decide exactly what to do with these spaces. For example, if you have a large dining room and living room connected, these may be converted into a small restaurant for the resort. If you have a foyer or open area in the front of the house, use it as the registration desk for the resort.

Renovate or expand the house to fit the needs of the resort. Paint, wallpaper or lay down new flooring. This makes your resort feel fresh and new. Add new bathroom fixtures and door knobs to increase the quality of the rooms.
Step6
Decorate your resort. The decorations depend on how you want the resort to look. Decide if you want to add a theme to each room or a specific theme for the whole resort. Purchase at least 2 sets of bedding for each room and plenty of towels, washcloths and bathroom necessities.
Step7
Landscape the yard around the house to make it appealing. Add a sitting area or a gazebo, plant flowers, install a hot tub or install a swimming pool to enhance the quality of your guests' stay.
Step8
Get a tax ID number along with a hotel and resort license from your state. Call your city's Chamber of Commerce to find out how to apply for the needed licenses and permits. Call the city offices to have a building inspector or fire inspector come and inspect your resort before opening. If your resort includes a kitchen, café or restaurant, you also need to have the health departments come and inspect the facilities.

Advertise your resort online, in a local paper and place a sign with the resort name on the property.
