- A commode that just keeps running and running is one of the most common toilet problems known to man. You may have noticed the little plastic valve that drops back into the hole after flushing. Many times this device known as the tank ball fails to drop back properly and this results in the toilet continuing to run. Locate the arm of the lever above the tank ball and adjust it. You may even need to bend it somewhat in order to to fit back tightly again.
- If you notice that the bottom of the commode tank is leaking from the bottom, the problem is most likely that the seal valve washers have worn. A new pair of washers from the hardware store will probably solve the problem, but makes sure you don't don't tighten too hard with the wrench or you may crack the enamel. If the washers are not worn, that is probably the problem, a crack in the enamel. You may need the expertise of a plumber to fix that problem.
- If the leak appears to be located around the bowl instead of the tank, the problem is most likely with the wax gasket around the bottom of the bowl. This can be fixed by you, but it is going to take some time so be prepared. You will also need some help because it involves moving the base of the commode. First shut off the water supply and then empty out the water from the tank and bowl. Remove the screws from the base of the toilet and move the base to the side. To remove the old wax gasket you will have to scrape it up with a putty knife and then replace with the new gasket. Check that the new gasket is fully sealed by pouring water into the bowl and checking for leaks.
- A sticky handle is another very common commode problem and fortunately one that is easy to fix. Take off the tank lid and clean the mounting nut on the handle. The problem is often caused by a buildup of lime so clean the handle by scrubbing with a brush and vinegar. If the toilet is not flushing completely check that the chain hasn't developed too much slack or is broken. Adjust the slack in the chain if it hasn't broken.
