"Hi we're Francis and Sari Jacob of Renter's Paradise here in Miami, Florida. Let's talk about how to tell if an apartment is rent controlled. First of all let's talk about what rent controlled means. Rent controlled means that your apartment rent is fixed to a lower amount than the regular market rent so what you, here in South Florida, we don't really have rent control so in whatever state you are in you may want to call your local board of realtors to find out if that area is subject to rent control. In the state that you're in call your local leasing specialist and find out if there is rent control in that state and find out the difference between the rent control amount and the regular market rent. For example in New York it's a very expensive city to live for example in Manhattan and you can be living in a building where rents are $10,000 and if it is rent controlled you can have an apartment for $1,000 or $1,500."
