"Hello my name is Penny Smith and I am a North Carolina real estate broker. The topic I would like to discuss with you today is how to sublet my apartment. If you are in a lease and you decide that you want to be out of that lease well your landlord may require you to find someone to take over that lease for the time frame in which it is still in effect which means you have to sublet it out. You are going to have to find out what the requirements from the landlord are in order to find that perfect tenant to take your place. You need to have a discussion of any forms that he recommends such as applications and so forth that he will review and that he will do the investigation for. It is going to be your requirement to put up hard advertising that you are looking for a renter for that property. Once you find that renter you give them the application, you show them the property. If they are interested they fill it out and give it to you and then you give it to the landlord for their approval. It will be based on their approval and that is how you subject your apartment or house. Thank you and I hope you have a good day."
