"Hello. My name is Penny Smith, and I'm here as a North Carolina real estate broker to talk to you about "how to get my house ready for sale." If you want to find a buyer as quickly and get the highest possible price for your house as you can get, there are definitely certain things you need to do before you put your house on the market for sale. One is you need to have a beautiful appearance at the front of the house. Absolutely make sure that the lawn is manicured, well-kept, and that the house can be seen from the street. Make sure it's inviting. Make sure that you have curb appeal. Pressure wash the house, pressure wash the concrete, sidewalk, pressure wash the driveway if need be. And then when you enter into the house, make sure that that house smells inviting, and smells warm. Get your carpets cleaned. If you have pets, make sure that those pets can be removed from the interior of the house. If you have a garage, have 'em crated outside in the garage. If you have an out...back yard that is fenced in, make sure that they are out there, but block off the back yard to where they are not up against the door, beating on it to get in and barking when a customer is in the house looking for...looking at the house. It's very distracting to them, and they get very nervous and they don't like for that dog to be barking at them. So fence off a smaller area in the yard that the dog could be, that it could be safely secured there. And put the dog out when you are showing your house. Give a notice. Tell the real estate agent that you need a two hour notification to put the dog outside, or to put the dog in that area. And when you are preparing for your home to be ready for sale, make sure that that home smells clean and is de-cluttered. There's nothing worse that going into a room and there not be any wall space available because of family pictures and all kinds of what-nots all around the room, or too much furniture. Makes a room small. Even if you have to rent a storage unit, take things off the wall, depersonalize the house. Buyers cannot see their family if they're looking at yours on those walls. And they will hang their pictures, but they don't want to look at yours, and they don't want....they cannot see theirs hanging there if yours is. So de-clutter your house, empty it out. Make sure that there is a lot of room space, even if there's only two chairs in a room, that makes that room look bigger and more inviting.
