"Hello, my name is Penny Smith, and I'm a North Carolina real estate broker. I'm here today, to talk to you about how to buy a mobile home. A mobile home, manufactured home, are single wide, or a double wide, have very different criteria for purchasing. I highly recommend, that you number one, have a real estate agent to help you in purchasing, and a good mortgage broker to help you in purchasing, but you also need a good real estate attorney, that can help protect your interests, and before you go and make this purchase, my own personal advice would be, that you check with your insurance industry, your homeowners industry, to find out what it would take, to insure your property. Different places in different parts of the state, as well as different parts of the country, have different requirements and laws, and I highly recommend that you find out what they are. I also recommend that you find out what the flood zone is, in the area in which you intend to purchase, because there are certain FEMA laws, that will not cover a manufactured, or a single wide home, so do your homework. Hire a good real estate agent to help you, and a good real estate attorney, and go see a good mortgage lender, to find out what the requirements are, for purchasing your American dream.
