"Hello. My name is Penny Smith and I'm a real estate broker in North Carolina. I'd like to talk to you today about how to buy a manufactured home. Manufactured homes are different than stick built homes. And they require a different type of mortgage. So the first thing you would need to do is go to your lender and to find out form your lender the requirements for a mortgage for a manufactured home. If that manufactured home is already set up, it'll require different type of inspections. Home inspections. If you are trying to buy it with an FHA loan you'll have to have an FHA inspector or VA inspector if you have a VA type of loan that you're trying to obtain for purchasing this manufactured home. There are different type of inspections because that property is set on piers and there are different requirements than with a stick built house. For a good example is those piers will have to be completely sealed all the way down to the concrete slab that that slab sits on. And if there isn't a concrete slab that pier sits on, concrete slabs will have to be put below ground grade and have to be reset on them. Then they will have to be sealed. And a ceiling is a concrete coating that goes all the way down to the concrete pad. There are lots of other little things that are required for manufactured homes. I highly recommend that you contact a North Caroline real estate agent or in your state, town a real estate agent that will know the rules that you are required to meet in order to buy a manufactured home.
