The first thing you want to do in managing rental property is have a clear rental or lease agreement that your tenants have signed. You want to make sure it covers everything in your property in terms of the maintenance of the property, how rent will be collected when will it will be paid and any upkeep that the tenant is responsible for as well as maintenance items that you are responsible for. The next thing you want to do is take care of the property and treat your tenants the way you would want to be treated. It's your rental property but it is their home. So you want to give them that respect of having this is their home and you want to have that respect level with them. You want to make sure you maintain and upgrade your rental property and you want to keep it safe. You want to have well lighting for the outside at the parking areas and and you want to make sure that the light bulbs are in. You also want to have smoke detectors and fire extinguishers. You want to keep it as safe as possible. And you want to make sure that your tenants communicate with you so that they have a small problem, you can fix it so it doesn't become a larger problem later. And you want to make sure you have a plan in place for maintenance rent collection as well as any type of disagreements that you may have with your tenant.
