"Buying and rehabbing a foreclosure an investment property can be a great way to make some extra money. I'm Richard Blake in Clearwater Florida and I'm here to explain to you. How to buy and rehab a foreclosure or an investment property. The first thing that you want to do is get a list of properties that are available for sale in your desired location. You can do this by contacting you local real estate agent and ask them for a list of properties that are available. Once you've decided on which property you want to make the offer on. Have the real estate agent do a market analysis on the neighborhood for you. This'll give you a good idea of what's sold in the last six months and will give you peace of mind in making the offer to know that you getting a good deal and not over paying for this property. Once you've closed on the property and decided to start doing the rehab. You're going to want to concentrate on the most important areas of the home. Which are going to be your kitchen and your bathrooms. You might want to put a little bit of extra money into these two areas as this is what most people look at. When they first come into the home. As well as you may want to conceder putting a fresh paint of fresh paint on the walls. To kind of liven the house up a bit as well as new flooring. Laminate flooring is, is pretty inexpensive and it's a easy thing to install. If the carpet or the flooring that's currently in the home has been beaten or worn down.
