"Selling a home is a significant project. I'm Richard Blake in Tampa, Florida. And I'm here to explain to you how you can sell a house. The first thing that you want to do is contact your local real estate agent and ask them to do a comparative market analysis on your neighborhood for you. You want to get a list of the active properties in that neighborhood, as well as anything that's under contract and also, and most importantly what is sold. The, the most important thing that are comparables that you want to use are properties that have sold in the last six months, and that are going to be the most similar in size, and similar in amenities to your property. So for example if we have a property that's a thousand square feet, we don't really want to go too much more than twenty percent of that subject property's size. At a thousand square feet we wouldn't want to look at properties over twelve hundred square feet, we wouldn't want to look at properties under eight hundred square feet. As well as, we want to look at the lot sizes and the amenities in the home. We want to find things that have similar lot sizes as far as the yards. And also amenities such as pools, garages, all those items that are going to affect the value of the home. Once you've got the, the correct market value of the home, then you can put your home on the market. And that's when the marketing campaigns for your property will start.
