"How to get a home warranty. I'm Richard Blake, and I'm here to help you get a home warranty. The easiest way to find a list of home warranties that are available when you're purchasing a home is to contact your local real estate agent. Generally home warranties don't advertise in the local yellow book pages, or any forms of publications really, because they really work hand and hand with the real estate companies and the brokerages. So the best place to start is contacting your local real estate agent, or the brokerage there, give them a call and just say, "hey, who do you recommend, who do you guys use". And then from that point you'll get a list of 4 or 5, and then you could compare one versus the other. When comparing them, you're going to look at, obviously the cost that's involved, what fees they charge, as well as what's their coverage, what items are covered under each specific warranty. A lot of items will not be included that they may charge extra for. So you're going to have a base package, and then you're going to have several premium packages after that. If your home doesn't have a pool, or a jacuzzi, and you don't need the pool pump serviced, or different items, then obviously you're not going to go with that premium package that includes that. As well as, it might be a home warranty company that only offers those certain packages. So you want to shop around depending on what your home has, and use the home warranty that fulfills the needs of your home. And once you've decided which company that is, then just kind of look a the cost involved in calling the person out to the house, versus the cost of having an actual repair done. So for example, if the air conditioner is something that's covered, what is it going to cost for you to call the local A/C guy out to come and service your air conditioner, versus calling up that warranty company. That'll give you a little more confidence in moving forward in purchasing the warranty that you've chosen. Okay? I'm Richard Blake, and that's how to get a home warranty.
