"Deciding on which upgrades to make before you sell your home can be a difficult task. I'm Richard Blake and I'm here to recommend a few items for you to upgrade before putting your house on the market. The most important items in the home that can be updated that you may or may not get the value back out of is the kitchens and the bathrooms. Now I say you may or may not get the value back out of those because depending on what materials you use they're going to be more expensive than others. One thing we can be certain of they will certainly increase the market favorability of your home. While it may not necessarily increase the purchase price of the home but it will certainly lead to a faster sale for you. Items such as new counter tops are nice. Again, choosing granite over corian, those items, those are personal preferences. If expense budget is not taken into account and you can kind of just do whatever you want definitely go with whatever the recent trends are. For example today in 2008 granite counter tops are going to be the most popular. But again those are all personal preferences so it's not something that's going to necessarily affect the value of the home. It's just going to make it more marketable and a faster sale if you put materials that the most of the consumers want. Again there's several different items that you can use. I can't go into detail here. I recommend if you have a limited budged start with your kitchen, move to your bathrooms and then go from there. Two of the easiest fixes that you'll find that are pretty inexpensive to do are a fresh coat of paint and laminate flooring. If you've got carpets that are beat up, if you've got pets, kids, that sort of thing and the carpets are beat up, for a very low cost right around $1 a square foot you can put the laminate flooring. Get rid of all that old carpet. That seems to be a very popular trend right now. Again, Richard Blake here just to give you a couple of ideas of upgrades to put in your home.
