"Selling your home without a real estate agent can be a very difficult task. I'm Richard Blake and I'm here to give you a few pointers on how to sell your home without using an agent. Although I am a real estate agent myself, there are a few ways that you can go about doing it on your own if you'd like to. In fact nearly ten percent of homes on the market actually sell without an agent. One of the first things you want to do is establish the current market value for the home. You are going to do this by seeing what the comparables are in the neighborhood and in the community.You are going to try to, you need to get the information of what's sold more so then what's actually active and don't listen to what your neighbors tell you as far as what has sold and what hasn't sold because more often then not those prices aren't the real values of what the properties sold for.The best way to find out is to do your research on the internet and find out what properties in the neighborhood actually sold for. Be sure that you use properties that are within twenty percent of the value of your subject property or of your home. Meaning if there, if your home is a thousand square feet, you are going to, you want to make sure that you don't use homes that are larger then twelve hundred square feet as well as don't use homes that are less then eight hundred square feet so on and so forth. If you have amenities such as a pool, those are going to be important items and then once you've accommodated a nice list of properties that have sold that are comparable to yours, that are within say a two mile radius, you are going to take the average of those and that's going to be a great place for you to start in knowing what to ask for your property. Again the best thing that you can do is contact your local real estate agent to get your home sold immediately but if it is something that you choose to do on your own, start on the internet, find out the current market values of your neighborhood and price point your house aggressively based on the information that you've learned there.
