"Inspections before buying a home is very important. I'm Richard Blake, and I'm going to explain to you how to inspect a home before buying it. First thing that you want to do is contact a local inspector. Hire that person to go in and do a full inspection of the home for you, that way you have peace of mind when purchasing the property. But a few easy items to check out in the home when you're actually shopping for homes are, the larger items that might affect the value of the home, such as the roof, flooring, walls, appliances. All of these items are pretty easy to look at on your own. For example, with the roofs, you're going to look at the ceiling, make sure that there's no past water damage, that sort of thing. Quite often you'll see people have repainted over the water damage in the past, that's a sign to ask questions, find out what's been there. For example, here in Florida we've got hurricanes and a lot of rain, that sort of thing, so it's rare that any house that's built, that's older than 20 years, it is going to be perfectly, you know, have a perfectly fine ceiling or roof. At some point and time there has been damage, so we just like to make sure that information is disclosed, and find out what we can about it. The drywall, if there's any holes, that sort of thing is pretty obvious. As well as, make sure that all the appliances are working. Appliances can be expensive items that you don't want to have to pay for after closing. Again, I just want to reiterate, the most important thing is to contact your local inspector, they'll really give you the peace of mind that you need; and make sure that they're licensed.
