"Finding the perfect vacation home can be a difficult task. I'm Richard Blake and I'm here to help you find your perfect vacation home. The first thing that you want to do is use the internet to narrow down a geographical location that you are most interested in. Once you've done that then you are going to go visit that state or that city, contact your local real estate agent and ask them about the communities and the neighborhoods there. At that point in time you'll ask them what the going rates are for certain properties in those neighborhoods. Once you've narrowed it down to that one special, once you've narrowed it down to that one special home, then you are going to submit an offer on that home. Your offer should be based on what is currently active in the neighborhood as well as what has sold recently, say in the last six months. This way you are assured not to over pay for the property. Once you've submit the offer and the offer has been accepted you are then going to have an inspection period. Your local real estate agent can also recommend a good inspector to you, so that you have piece of mind when purchasing the property. Generally the inspection period is anywhere from five days to fourteen days, what we call the due diligence period. The inspector will go in, take a look at the house and make sure that everything is in a good warranted condition so you have peace of mind when you actually purchase it. At this point in time, the house is free and clear to close on. Once you close on the home then you invite your family over and you can start enjoying your vacations.
