So the first thing that you want to do is set a price. To do so you need to look at what has sold in your neighborhood. Not what's currently on the market, they're still on the market because the market's not convinced that they are priced right. I would recommend that you get an appraisal because if someone comes and presents an offer to you and they're not a cash buyer they're going to need financing. The lenders going to require that they have an appraisal performed. So even if you have a full price purchase offer, if your home doesn't appraise that deal is not going to go through unless you accept to sell it at the appraised value. So go ahead start out by getting an appraisal. Of course marketing is critical, post your information online, everywhere you can have it available at every site, research those sites many are free. You're going to want to have signage and also provide fliers for people that drive by. Keep your home show ready inside and out and also if you're not going to use an agent whose looking out for your best interest and marketing the home for you, I would recommend that you consult with a real estate attorney and they can assist you with negotiations and also contracts to make sure that you're best interests are looked after.
