"Hello, my name is Alicia Lowther, licensed real estate professional with Realty Executives and I'm going to give you some tips on how to sell your home on line. Did you know that eighty five percent of people searching property begin their search on line? For that reason, on line exposure is critical. One of the first things you might want to consider is setting your price. If you look around a lot of the listings that you'll see they price it at one ninety nine nine ninety nine, thinking that that sounds better than two hundred thousand. Well it might but you're eliminating your property from many people that would be looking for property because searches are usually in ten thousand and twenty five thousand dollar increments. So you want to capture people that are searching for property up to two hundred thousand dollars and people that are beginning their search at two hundred thousand and up. So use that strategy in pricing. Next what you want to do is create a catchy headline. You want something that grabs their attention. And create a property description. Think about everything that attracted you to the home to begin with. Take lots of photos and post as many as you can on each of the sites. You might also want to consider hiring someone to create a virtual tour for you. Now another though would be if your property address is one hundred and twenty three Main, create a website that has, that is www.onetwothreemain.com. And then when you post your property in to all of the different sites be sure to include that domain name so that you can keep track of who's looking at your property, how many visits you're getting. There's so many sites out there. You'll need to research them but just to give you an idea, craigslist.com, BackPage, FrontPage, the GG, Zillow will let you post your property at no charge. Lastly, Realtor.com is the most common site. That's where most people start their property search. The only way to be in Realtor.com is if it's listed or if it's in the multi listing service. There are companies that will provide this service for you for a flat fee.
