"Hello, my name is Alicia Lowther a licensed real estate professional with Realty Executives and I'm going to give you some tips on how to sell a house quickly. The first thing is price. Be sure to price it to where you get attention. You want to price it right for the market. The first thirty days of any new home on the market are critical. So monitor, if you're not getting any activity within those first thirty days, then you need to look more closely at your house. I'd also recommend that you pre-qualify your house. This is similar to when buyers come and look at your home. You want to make sure that they're pre-qualified to buy and that if they're interested they could place an order. So the same thing with your house. Pre-qualify it. Go ahead, pay for the home inspections. Have an idea of any issues that you might encounter once it comes under contract and the buyers have the home inspection. This way you're able to show them, you've got the report, the home inspection report. And if there was anything major you can show them what repairs were made and have copies of the receipts. Keep the house prepared to show. Inside and out, you need to declutter, you need to depersonalize. You need to keep it clean and have it ready to show at a moments notice. You might want to consider hiring a professional stager to assist you with preparing the home so that it shows in its best light. Another thought is consider purchasing a home warranty. These are less than four hundred dollars. The reason that I recommend them is because you know that you've taken care of items in your home and maintained everything. But a buyer doesn't know that. So they might come in and offer you less in the event that something breaks down. So the home warranty is assurance, not assurance but gives you a better likelihood that you will get more in their offer. And exposure, you gotta have your property everywhere to sell it quickly.
