Hi my name is Stetson Lowe and in this clip we are going to talk about how to sell your home quickly. The first thing you need to do is find out what comparable homes in your neighborhood are selling for. There are a few ways to do this. You can visit open houses, drive around and call on for sale signs but probably the easiest way is to contact a local real estate agent and have him poll a comparable market analysis for your property. This will show you what comparable homes to yours are selling for and give you a great price to start at but if you're looking for the quick sale you'll want to price it considerably under those comparable selling prices. Once you have decided on a price you may want to consider hiring a home staging expert. This is someone who comes in and really goes through all the closets and cabinets and designs the furniture in a way that they are staged so it will appeal to buyers as they walk through the front door. Also another thing you can do that is fairly inexpensive is to spruce up the yard a bit. Another thing you can do is plant some perennials which can be purchased very cheap through your local nursery and will give the buyers when they pull up to the curb a really good feeling about the home versus all the other homes that they've been to that don't have that same curb appeal. So that's another great thing you can do. Also get in touch with the real estate agent and ask them maybe if they know what types of incentives or concessions are being given around the neighborhood and in that area to buyers at that time. It may be that you need to pay a portion of the buyer's closing costs, offer to buy upgraded appliances, throw in a water softener or something of that nature to entice those buyers to push them over the edge to put in an offer on your home. If you apply these principles it should make for a quick sale.
