"You may have recently lost your job or suffered a death in the family or someone in your family has suffered a serious illness and somehow this has caused you to delay your mortgage payments or perhaps even get behind. And you're hearing a lot about foreclosures, and you want to know how to avoid foreclosures. Hello, I'm Robert Todd, and I'm here to answer the question how to avoid foreclosure. Well obviously the first way to avoid foreclosure is to make your mortgage payments on time and in accordance with the mortgage. When you can't do that and circumstances sometimes of the temporary nature prohibit you from doing just that, you may consider contacting the lender to see if you can renegotiate the mortgage and the loan and come up with a different payment plan. Perhaps on a temporary basis or in some cases on a permanent basis but something that you can live with and that they can deal with. Or you can consider refinancing the mortgage which means going to a completely separate and distinct lender and getting the money necessary to satisfy the outstanding mortgage. Or in some instances going to the government and looking for some type of government assistance, which generally enables you to obtain refinancing not from the government but through their insuring your refinancing.
