"You have fallen behind on your mortgage payments and first you were late and now you are behind and the months are accumulating and you have received notification that your lender intends to institute mortgage foreclosure immediately. Hello I'm Robert Todd and I am here to answer the question how to stop mortgage foreclosure proceedings immediately. Well obviously the best way to stop foreclosure is to pay the back mortgage payments with interest and if attorneys fees and costs have been incurred by the lender you will have to pay those as well. Failing that and generally most people upon who mortgage foreclosure proceedings have been instituted aren't in a position to do that, the next best thing to do is to contact the mortgage lender directly and see if you can renegotiate the terms and conditions of your mortgage such as lowering the interest rate, extending the terms or payment, and basically bringing down the monthly mortgage payment. Failing that an alternative is to contact an alternative conventional mortgage lender and refinance. Again your current mortgage lender doesn't care how you pay it they just want it paid. on 6/19/2009 If you want help answering a foreclosure summons go to www.summonsreply.com. It gives a template for you to write your answer and also a standard defense that anyone can use. It also provides an example of an answer to a summons written by a certified lawyer, so that you can make sure you've done it right.
You should file an answer even if it is late. I used SummonsReply myself and I highly recommend it to anyone who doesn't have the money to spend thousands on a lawyer. I still recommend getting the advice from a lawyer as to what defenses you should use, but that you can get for free from an initial consultation and the website will explain that too. Once you get the tips from the site, answering your summons is rather easy, and it's pretty ridiculous that lawyers charge so much to do it.
