"Hi my name is Frank Clarke with Oliver and Associates Realty in London Ontario. Today I would like to speak with you a little bit about your fireplace if you are lucky enough to have one in your home and how could actually help you sell your home and create a wonderful feeling in the room. It is very important to take note that no matter what the season your fireplace is in good working order. So make sure you have it repaired and tuned up before you put your home on the market. Secondly I highly suggest that either yourself or your real estate agent have your fireplace turn on no matter what the month as long it is a gas fireplace of course. Also when it come to your mantel and your hearth be sure that it is not clutter with personal family effects. Such as family photos etc. In fact when comes to family photos and personal like that I do not highly suggest that you just put them away, pack them up you are going to be moving anyways. We would get back to the clutter shortly on another clip on a fireplace mantel because I want to show you on how to dress your fireplace mantel for the obtainment effect because your fireplace is the focal point of a room. You want your buyer to go home feeling really great about that room and just knowing they can move in a sit front of that wonderful fireplace and hearth."
