"In this clip I'm going to talk about why it's important to choose a real estate agent that is intimately familiar with your geographic location of choice. When you're going to find the right real estate agent there are a lot of factors at play. And one thing that's important for homeowners to do, is to narrow their focus geographically, to one or maybe two, or possibly a third community geographically. And when you start that process, there are a handful of agents just as in any business, that do a great majority of the sales. Those are the agents that, in general, that are going to have very, very close market knowledge to that specific geography. They're going to know more about the school districts, more about environmental factors, like possibly a landfill or other things like that that could affect home values. They'll also know traffic throughout the neighborhoods, which streets have more traffic than others, and how that might affect your choice of a home. They're also going to know many other things about the geography, that in general agents that are less familiar with that location, might be less informed about it."
