"I'm Romie Brown. On behalf of Expert Village, I'm here to discuss with you tips and tidbits on how to buy homeowners insurance. In this clip, we will talk about getting the home inspected. You may wonder how that plays into insurance. Well, it's very important. A house inspector has certain qualifications that allow them to see the loss or the problem of the house before they occur. It's very important for you, the new homeowner, as you buy this new home to be alert and on top of these things, and us as far as insurance company, to be alerted about any potential problems. It might cost you, depended on what state you live, about $300 to get the inspection done; but that's $300 well spent. When you have a home inspection, they look at furnishes, they look at wiring, they look at any leakage in your home, things that can cause some serious problems. One thing that is excluded from all homeowner's policies in the United States is mold. Mold comes from moisture and air. If there are gaping holes in your home, moisture comes in, and then air also comes in; which, in turn, creates mold. There is not a policy in the United States that covers mold. About three or four years ago, there was a huge mold loss in the state of Texas. So a lot of insurance companies started excluding it because it's the unseen peril. So, it's very important to get that inspection because mold can cause serious health issues. But, besides that, you want to be alerted in case the house has potential problems. Before, I talked about getting a copy of prior losses in your home, but it's also important to get a report on future losses or other opportunities for future losses to occur. That's where home inspection is very important."
