"It's very important as the realitor that you look at the property and again if there are tenants make sure you make an appointment with the tenants to meet them first so you can have a good communication with them. Because most likely your going to need them to clean something sometimes you can offer to have somebody come in and clean it for them, or you might which is most of the time have to do it yourself. So take for instance here in the laundry room if you notice this a week before your open house you can ask them to either remove some of the items, clean it up, or offer them your assistance. Then the day before the open house come back to make sure it was done and if wasn't done again your going to have to ask them to do it, have someone else do it or do it yourself. And on the day of open house again your going to have come an hour early to make sure that it's clean if it doesn't smell good you need to bring the sage into here. Also be prepared to do some of the folding and cleaning yourself and again if the floor needs to be swept bring in a broom, if you can wash the windows do that. But just make sure that it's presentable so when you bring a buyer back you don't hear this "auh" this shocked of how messy the tenants are, because your really selling the house with the tenants most of the time. So the really most important thing is to double check, double check and really try to have a good relationship with the tenants."
