"Hello! My name is Brett Staggs and on behalf of Expert Village, I am going to be telling you how much you can afford for a first time home buyer. When applying for your first home loan and you are trying to figure out how much house you can actually afford, a very important step to take and probably one of the first steps to take, is to create a wish list. A wish list is basically everything you want in your first home. How many bathrooms? How many bedrooms? As full of a wish list as you can, make sure you talk to your Realtor and say this is what I want in my home. Try your best to find a house like this please. With that wish list, whatever house meets up closely to that wish list, however much that house costs, you will have an idea .Okay, all these things on my wish list go to a house that is a little too expensive for me, so what can I live without. Start crossing off things that are the least important to you on your wish list and then keep going back to your Realtor and saying let's try this. Let's try to look for a house with only these few items on it for a wish list and get down to your price range. So wish lists can be very useful and important in getting your first home loan. "
