Hello. I'm Robert Todd, and I'm here to talk about what is a warranty deed with an assignment. Well, generally speaking a warranty deed is whereby the grantor, the owner of the property, warrants to the grantee, the person or entity purchasing the property, that the title to that property is good, or specific warranties or limited warranties or a host of possible warranties. When you talk about a warranty deed with an assignment, then you're talking about the grantee basically assigning this property to a third person or third entity to basically hold because of some sort of debt or obligation. But if you're involved with a warranty deed with an assignment and you don't understand what's going on, we strongly recommend that you employ a real estate attorney, preferably someone who is certified as an expert in real estate law, to advise you as to the pros and cons of the real estate document or written instrument that you are about ready to enter in to.
