Hi, my name is Nic McGrue and I'm an attorney at Polymath Legal located in Los Angeles, California. Being a landlord can be great, but sometimes you may find yourself stuck with lousy tenants. In this video, I'm going to tell you how to deal with lousy tenants. The first way to deal with lousy tenants is simply to take preventative measures. A thoroughly drafted lease that tells what types of actions are ok and what what types are not, can help prevent tenants from taking those actions in the first place. Another great way to deal with lousy tenants is simply by communicating with them. Your tenants may not know that they're actually being lousy. Sit down with them and have a candid, yet tactful and respectful talk with them. Let them know which actions you think are unacceptable and let them know that you'd like them to change those actions. If your tenants still do not change their actions after talking with them, you may need to write them a letter. This letter will give them official notice of the actions that they're taking that you believe are wrong. If your tenants still continue to take these lousy actions after talking with them and after writing a letter, you should consult with an attorney to be sure that the actions they are taking are in fact a violation of the lease. If their actions are in violation of their lease agreement with you, you can then start eviction proceedings. My name is Nic McGrue and this is how to deal with lousy tenants.
