on 11/13/2008 Short sales are complicated. Hire a qualified Real Estate Broker (not your girlfirnd's neighbor who is a part-time agent). Consult the lender early and often, and BE NICE. They are swamped and they know it's been hard. Be sure to involve your CPA and credit counselor. There are tax and credit consequences.
on 10/20/2008 As far as doing a short sale to a family member, it depends on who. Wife / husband no unless your lender approves it. Doing a short sale and selling it to a family member with a real estate agent ummm, maybe, depends on that real estate agent. Doing a short sale using a double escrow - yes most likely because it would then become an arms length transaction.

on 10/10/2008 It is true. The lenders don't care...I was transfer on military orders, put the house up for sale in 2006, of course that is when all the problems began in the housing market. Still can sell the house and I can no longer keep up the mortgage and still live in the rental where I live. I called the mortgage company, I called HUD. I can not be helped because I don't live in the home. SO what am I suppose to do the house in another state. Now I am a disable veteran and no help in sight.
on 9/19/2008 Hey guys, Hate to say it but this Article is totally worthless in giving any meaningful advice about short sales. These transactions are very time consuming and difficult. There is no two that are the same. Each lender is most often just servicing the loan and doesn't make the decision on whether the price offered will be accepted. The investor or investor groups that own these loans and not happy about taking one penny less then what they are owed so don't believe anyone who tells you that short sales are a screaming deal. They want to recover as much of their loss as they can and will not accept anything less than what your market will bare today. I can only speak about my area of the country but short sales are revealing where the market is not driving it down. As for attempting a short sale of your own home.........good luck! on 5/27/2008 I am looking for an investor to purchase my home outside of Gulf Shores, AL. It is a lovely 4yr young home on Fish River. 3bd/2bth, 616' ft water frontage, direct access to Gulf of Mexico. I relocated 2 yr ago back to DC for my job. on 3/22/2008 I have a VA loan for $320,000. I bought at the peak and my home is now worth $265,000. I have never been late for a payment and won't ever be. I may need to move for work in a year or so. Most of the info on short sales seems to be for folks who are having a difficult time paying mortgages and may be foreclosed. Is a short sale an option for me? Is it possible the lender will forgive the difference or will I have to take a personal loan or something? Thank you
