AHS Customer Service sucks! I never used the warranty but two weeks prior to our expiration I emailed to check the renewal price, no response. I emailed my c/c authorization for monthly deduction, no reponse. Faxed the infor myself and my wife, no response. Called parent company service master, they did have AHS call us once but they were supposed to call back b/c we were going out of town.........

I think one important step needs to be added here is to review the ratings for home warranty company. Many people are being dealt with the short end of the stick when it comes to repair and replacement. Some warranty companies are total scams.

We have had AON and AHS on two different properties. Had only minor problems with the property under AON, and had no problems or complaints. With AHS on our other property, we had the compressor fail on the outside unit for our heat pump. They couldn't easily repair, and went with a replacement. They spec'ed us the cheapest, least efficient heat pump that could legally be sold at time... 10 SEER. I wanted the option to add some $$ to the purchase of the unit to get a better external unit... or one best matched to our interior unit..no way. They could give me the cash equivalent, which was less than 1/2 my retail cost for the same 10 SEER unit. Ended up having that cheap aweful thing stuck onto my townhouse...not too happy. True, AHS shielded us from the full cost of the replacement, but that replacement was nowhere near what I myself would have picked.

I just moved into a home and got a home warranty plan through UA Durr. My Jennair stove-top just burned-up (literally). It took days to reach UA Durr on the phone. In the mean-time I replaced the unit with a like-unit and finally contacted the realtor, who recommended UA Durr, and he got me in touch with a represenative with the company. UA Durr has a lot of fine print and obviously a book of excuses. The end result is they wanted to settle for $129 for what cost me over $900 in just material to replace. They quote "we only replace to builder's grade quality". I don't know where they get their cost numbers, but it doesn't help the homeowner at all. I recommend taking the money you spend on a home warranty plan and take the kids to an amusement park. It won't get your appliances replaced, but neither will a policy from UA Dur.

I have used AHS and had alot better service than after I switched to National Home protection. I have had an A/C problem recently, I called the claims center and it was closed. I spoke with an operator who could not find my account info. So I authorized the repair and now Im continueing to fight for reimbursement. I will post the resolution as soon as I get one.

I've had coverage with Old Republic for some time now. However, I will not renew with them, because most of their contractors do not work on the weekends. It simply doesn't make financial sense that I give up a $300 payday for repair work. I might as well pay the full rate and enjoy my weekend at home.
on 11/22/2005
I have Old Republic on all of my rentals. It is the best thing. They couldnt find a fan motor because the unit was too old so I received a brand new unit installed for $45 and and I even get to write the warranty off on my taxes.

I had one AC repair company look at my AC unit and was told it was leaking freon and the coils need to be replaced. I then proceeded to call AHS and report the problem. When the repairman came, he said my unit was working fine and I had to insist over and over again to get him to check the coils. After he determined I did have a leak, he told me my unit just needed to be replaced. I told him I couldn't afford to do that and just do the repair. They then tried to stick me with a so called $285 disposal and recovery fee. I called around, and most service companies in Nashville charge around $75-$85 for these services. AHS contracted with ARS in Nashville, TN for the services. When I do need a new unit, I certainly will not be getting it from ARS due to the attitude of the service man and the added high fees.
on 11/22/2005
We are unhappy with AHS. The people they sent out to repair our AC units were unprofessional. On top of that, we were dinged $220.00 for a Freon recovery fee. I've never heard of this, and I am looking for a new home warranty company that doesn't charge these fees.

I am a plumber, I work for AHS. I would like to say, any customer who is serviced by us, through American Home Shield, will get A-1 service.
We do not skimp on any of our services. However, please read your insurance policy carefully. Items that are not covered by your policy will have to be paid for, by you, at the time of service.

I have a problem with my floor furnace and I called AHS to get it fixed. They sent someone two days later, and I have to pay them $45 just for looking. The person told me that he will call AHS for the warranty. After that, I never got anything from them - not even a phone call. So, I called on the third day, and they said that my floor furnace is dirty and I need to upgrade. I vacuum it periodically, but they call it "dirty." If they are talking about the area underneath it, I can't say anything, since my house has a crawlspace and everybody on this earth knows it has to be dirty. I don't need to upgrade, I just need it to work! It seems that they always trying to avoid high-cost repairs. Beware, they are really slick.

While buying a new warranty, compare the annual cost, deductible (per service visit fee), and coverage start date. Most of the warranties start on the day you make payment, but some (like AON) want you to wait 30 days before coverage starts. AON claims that it sells service only at the time of home sale/purchase. Others (like AHS and HWA) can be purchased at any time. Most of the coverages are the same, with customer service being the main difference. Many times, the service person is the same (working for many companies). Note that the service persons HATE to replace parts, because they make more money for each service call.

Our home came with AHS warranty and for the first year they were great with good service for $45/a visit. We renewed the insurance and for the past 2 years we have had problems with the AC guys that they hire, particularly when the problem is not fixed and the AC company doesn't work weekends. That's an issue when it is the middle of the summer here in Texas. I don't recommend AHS anymore. They were once good, but now they are not.
on 11/22/2005
Be careful! They just replaced a water heater yesterday. I paid $500 for disposal of the old one and other charges that AHS said weren't covered. But I found that Home Depot would have installed same new water heater for less than $500 including disposal.
