by JoshDowlut on 09/19/08 : In short, you are attempting to thread the needle of not being able to afford your current payment, but being able to afford a lower payment based on a rate of 5-6% fully amortized (principal and interest) and a pay back period of no more than 30 to maybe 40 years at the absolute most. You also must be 2-3 months down for your lender to take you seriously and have little to no or negative equity to make it in your lender's best interest not to foreclose. You must be able to document this. The fee based loan mod companies that have popped up from the carcasses of dead LO's and mortgage companies are mostly scams that take predatory lending to a whole new level.
