Creative Strategies to Sell My House in a Soft Market

Making your home pleasing to the eye is especially important when you want to sell it in a soft market.

Unfortunately, making a profit when selling a home isn't always easy. The housing market fluctuates regularly, and in some cases selling becomes particularly difficult as the demand for houses grinds to a halt. Despite soft market conditions, it is still possible to sell your house. Make it happen more quickly and get the price you want by using some creative ways to market your home.

  1. Attend Open Houses

    • Do some comparison-shopping as you prepare to list your own home. Make a habit out of attending open houses in your area. Make notes of what is appealing about the homes you see based on your own opinion and the comments of others attending the event. Keep an eye out for the ones that sell fast and attempt to determine what made those homes move.

Using a list based on the sale of actual real estate in your area can be extremely helpful in staging your own home for sale in the immediate future. Ideas generated from this kind of experiment may include décor in the home or the way certain features are accentuated.

    Get Fanatical

    • Hopefully, you already keep your house clean, but now is the time to take it to the next level. Get fanatical about cleanliness so that the home is in its best condition when people show up to have a look. Although cleaning is something that anyone can do once they take possession, a spotless and well-organized home will give the impression that the place has been well maintained and cared for and reveals just how good it can look.

Even the most well designed and properly constructed houses can appear inferior to other options if they are cluttered and dirty. Potential buyers may assume that the current owners do not like the place and do not take proper care of it.

    Negotiation, Not Rejection

    • During the selling process, homeowners are likely to be contacted with an offer on their house that is less than what they want for the property. In a soft market it is not wise to immediately reject the offer, even if you are unwilling to let it go for the proposed amount.

Better Homes and Gardens Real Estate suggests that you turn the rejection into a negotiation. Consider throwing in some incentives to get the buyer to commit. Offer to pay closing or moving costs, or propose a limited warranty on the appliances or central heating and air unit. Often these incentives will get the buyer to increase the offer to a point that you can live with.

    Use The Right Colors

    • Keep the colors in the home neutral. This doesn't mean you should paint everything beige, but it is a good idea to stick to warm colors such as soft shades of blue, green and brown. If you wish to add a splash of color to these rooms, do it with coordinating accessories such as pillows or rugs. Just because you enjoyed having a pink living room doesn't mean a buyer will appreciate your sense of style.
