To be an effective, successful leasing consultant, you should be well-rounded in your skills. This means utilizing the ability to brainstorm new ideas to bring in potential tenants, beef up your models so they are appealing and secure a strong finish by closing tenants quickly to get them moved in.

    • Starting and maintaining a viable marketing program is a significant part of a successful leasing process. Marketing goes hand in hand with having a strong product with superior service, but brainstorming for fresh ideas first is helpful if the decision is theme based. Theme-based marketing ideas a useful way to attract new customers and get them excited about your property. Whether the theme is holiday related or event related, such as a barbecue pool party, establishing a theme will help to prep other areas of the property to complete the theme.

      For instance, your summer savings plan could include "Hot Summer Savings," where you offer a special concession for visitors. Carry the theme on by giving guests mini battery-operated fans to take with them as they tour the property. Lead them to the pool for complimentary hot dogs and grilled corn and allow them to take their shoes off and soak their feet by the pool while the two of you discuss rental options. You may need to build partnerships with other businesses to build your list of amenities to include things like discounted or free gym memberships, welcome baskets for every new tenant to include full-size laundry and household supplies or area store gift cards.
