When the real estate buyers market experiences a slump, real estate agents face economic hardships. A real estate agent's income is generated by commissions on closed properties. If properties are not selling, then the real estate agent cannot generate an income. One option is becoming an apartment lease agent. This option can generate a steady income for these real estate agents.

  1. Basic Requirements

    • In order to become an apartment lease agent an individual must be no younger than eighteen. Age for becoming a legal adult varies from state to state, but in general most states consider 18 to be legal age of majority.

      The individual interested in this position must also possess a high school diploma or a general education diploma (GED). A high school diploma is a requirement to enter into any real estate training program. So if you are considering becoming an apartment lease agent and has not received their high school diploma you will need to enroll in a high school equivalence program and graduate first.

    Training

    • To become an apartment lease agent, an individual must receive the right training. This training includes 15 credit hours of real estate leasing courses. These courses are offered at community colleges, some four year universities and real estate seminars sponsored by state licensed real estate companies. Online courses are also available.

      If the individual has decided to acquire this training through a real estate company he or she may be qualified for tuition reimbursement, scholarships or the company may cover the cost of his or her training entirely.

    Licensing

    • With a decision to become an apartment leasing agent, you will need to obtain a lease agent license. Requirements for these licenses vary from state to state. To get state by state information on licensing contact the Department of Labor and Economic Growth for their state.

      In general you will receive your license after passing his or her state's licensing exam. In order to take this exam an application fee must be paid. After passing the exam the cost of the license which is approximately $100 must be paid. Yearly renewal costs for this license will need to be paid to keep a valid license.
