Places to Invest in Real Estate
Which properties are the most promising to invest in depends largely on your personal situation. How large a profit you are hoping to make, how quickly you would like to make it and how much capital you have available to invest will all affect which market is most appropriate for you.

Patience

In general, the more patient you are with your investment, the larger profit you stand to make. Real estate investing involves buying properties at a low price and waiting for them to appreciate before selling them. This can sometimes take time, and the more time you give them the more they are likely to appreciate. You need to buy a property before its market starts to appreciate to maximize your profit. Knowledge and experience can help you make educated guesses about the future value of various properties, and luck will sometimes allow you to be right.
Renting

Most real estate investors cover the carrying costs of their investment properties during the time that they own them by renting them out to residential or commercial tenants. If you can cover your mortgage payments, insurance, taxes and maintenance costs, you can hold onto your property indefinitely without incurring further debt. Becoming a landlord can be a stressful process, though. Buildings need constant attention and tenants can be problematic. If you buy the right property in the right location, and the market appreciates substantially during the time that you own it, the payoff at the end can make it worth the hassle.

Domestic Markets

The economic downturn in the United States that began in 2008 has led to widespread foreclosures in some parts of the country. Real estate investors have been taking advantage of this situation, and some of them have been profiting from it. As of 2011, there are depressed real estate markets and deals to be had in many parts of the country, particularly Florida, Nevada and in the Midwest. Buying foreclosures can be a risky proposition, as they may have been neglected, and there is no guarantee that their value will increase in a reasonable time.
Foreign Markets

Buying foreign property can be bureaucratically challenging, but if you are tolerant of red tape there is profit to be made. Many foreign real estate markets are growing at rates faster than those in the United States. Which market you will want to buy into depends largely on the capital you have available to you. Places like Hong Kong offer enormous profit opportunities, but are already so inflated that they are difficult to get into without large amounts of money. Other international locations, such as Romania, Argentina Poland are just being discovered.
