Complete a consumer home inspection in advance of home warranty purchase.

Home warranty insurance is usually issued with an understanding that covered systems and appliances are in good working condition. If a certified home inspector is providing a home inspection as a stipulation of the sale and financing of the property, the inspector will examine all aspects of the property, not just systems and appliances. As the owner, you can perform a thorough consumer inspection to learn about systems and appliances that the warranty will cover.

  1. Heating and Cooling Systems

    • Check the furnace, air conditioner and thermostat. If vent fans sound loud or if rust, dust or soot escape, repairs may be needed. Note whether register and vent covers have missing screws or loose covers. Make sure any air filters are clean and are the right size.

    Electrical Systems

    • Note trees that may be close to the house and its wiring. Count the number of electrical outlets and note the space between them. Notice whether they are in good working order. Use a tester or a lamp to make sure each one functions, testing the GFCI outlets by pressing the red "reset" button and turning the light on again. Look at the home's electrical panel and note if it is clean or has scorch marks. Note any loose electrical boxes in the house and loose or missing outlet covers. Make sure exterior lights work, including porch and garage lights.

    Plumbing Systems and Water Heating

    • Check kitchen and bathroom sink and shower drainage. Look for leaking or dripping faucets and check under sinks for moisture. Note if valves leak or if water seeps from around handles. Test moving parts such as drain closures. Check the water pressure and the temperature of hot water. Make sure toilets are seated well and do not rock. Flush them. Check toilets for cracks, and check sinks and tubs too. Check flow of shower head.

    Electrical Appliances

    • Check dryer to make sure it operates properly. Examine dryer vent for possible tears. Check lint screen and note any lint accumulated in laundry area. Lint buildup can mean the vent is clogged. Check the washing machine and ensure it is operational. Check its hoses for brittleness or cracks that would indicate aging. Check any ceiling fans. Make sure they function and are secure. Operate the garbage disposal and listen for sounds of obstruction or a faulty motor. Turn on the oven and operate it. Check the door and give a careful look at the gasket for a good seal. Check the dishwasher interior. Manipulate the arms to make sure they spin. Check the floor near the dishwasher for signs of leaking. Check the garage door opener by operating it. Examine the tracks and safety systems.

    Gas Appliances

    • Some homes have gas systems and appliances, and these carry risks for fire and explosion. Peer inside the water heater burner chamber and note if there are flakes of rust. These may indicate a need for repair or replacement. Make sure the flame is blue and even. Test each stove burner for quick ignition without bursts, sparks or strong odors. Test the broiler as well. Make sure the gas shutoff valve operates properly.
