Renters want to enjoy their home as much as homeowners and Ohio law protects that right. Ohio laws govern the tenant's relationship with his landlord, the tenant's right to privacy and how the tenant can behave while living in a rental property.

Privacy

Tenants have the right to peacefully enjoy the use of a rental property. Generally, the landlord can enter the property to make request repairs or inspect the property. However, the landlord must give the tenant at least 24-hours notice before he enters the property expect in the case of an emergency, according to the Coalition on Homelessness and Housing in Ohio. The landlord may also enter the property to show the unit at the end of the tenant's lease agreement. However, the landlord must state this in the lease agreement.
Visitors

Tenants have the right to have visitors inside their rental home. However, the landlord may place a limit on the number of guests a tenant can have at any one time. The tenant is responsible for his guests. Guests cannot disturb the other tenants or cause any damage to the rental property. If a guest of the tenant causes damage to the property, the tenant is responsible for repairs.

Extended Guests

Tenants have the right to grant extended stays to guests, such as over a long weekend, providing those guests do not disturb the other tenants. However, the landlord can limit the amount of time any one visitor can remain at the property as long he includes that information in the lease agreement. If a tenant plans to have a guest stay longer at the property than the lease permits, he should notify the landlord and get permission.
Disputes

The landlord can evict a tenant who violates the guest policy either by disturbing the other tenants, allowing guests to damage the property or having guests stay past the allowed time. The landlord must file an action in the local court to have the tenant evicted and both the landlord and the tenant can attend the hearing. The landlord cannot try to remove the tenant himself by changing the locks or shutting off any utilities to the rental unit.
